Framing

What we frame

Framing is the skeleton of the house, and every trade after it depends on it being right. Walls out of plumb make drywall hard to finish and cabinets hard to hang. Floors out of level show up in every tile. Carleton Prime frames new homes, additions, garages, basements and interior walls, on our own projects or as a subcontractor on yours.

“Indiana and his crew renovated a bathroom for me and the process was seamless, respectful and completed with extreme care and quality. I consider Carleton Prime the best construction company in Ottawa. I will use them for all future projects. Very pleased, would highly recommend.”

Built to the drawings

Structural framing is designed, not guessed. On new homes, additions and anything that carries a load, we frame to the drawings and engineered specifications for the job: beam sizes, joist layout, connections and bracing. When a project needs an engineer, the engineer designs it and we build it.

Engineered products such as beams, I-joists and roof trusses come with their own installation requirements, and we follow them. If something on site does not match the drawings, we stop and ask rather than improvise.

Square, plumb and ready for the next trade

Good framing makes everyone after it faster. We check walls for plumb and floors for level as we go, add blocking where cabinets, grab bars, handrails and wall-mounted TVs will hang, and leave clear paths for the plumber, the electrician and the HVAC installer. Fixing a crooked wall at framing takes minutes. Fixing it after drywall takes days.

Permits and inspections

Most structural framing is part of a project that needs a building permit, and permitted work is inspected. We work out which permits a project needs and apply for them on your behalf. Where the permit calls for a framing inspection, nothing gets covered until it passes. On a subcontract, we work to the permit and inspection schedule the general contractor sets.

Whole job or one part

Just the framing, or the whole project

You can hire Carleton Prime for framing on its own, or as part of a renovation or new build we run from start to finish. Builders, general contractors, architects, designers and engineers also bring us in for framing as a subcontractor: we work from your drawings and specifications, carry liability insurance and WSIB coverage, and hand over cleanly to the next trade.

Frequently asked questions

Do you frame new houses?

Yes. We frame new homes, additions, garages and basements, on our own projects or as a subcontractor for builders and general contractors.

How much does framing cost?

We quote it from the drawings and the scope: the size of the building, the wall, floor and roof systems, the engineered products specified, and the site. Send us the drawings, or have us look at the job, and we will price it.

Do you work from engineered drawings?

Yes. Structural framing is built to the drawings and engineered specifications for the job, and the engineering is done by the engineer.

Can you take out a load-bearing wall?

Yes, once the beam has been designed and the permit is in place. The floor above is held up with temporary supports while the new beam goes in.

Do you frame basements?

Yes, including the walls, the bulkheads around ducts and beams, and the separations a secondary dwelling unit needs.

Can I hire you for just the framing?

Yes. Homeowners, builders and general contractors hire us for framing alone, and we hand over a clean, square frame to the next trade.

Is framing inspected?

On permitted work, the building permit sets the inspections. Where a framing inspection is required, nothing is covered until it has passed.

What warranty comes with framing?

Framing is construction work, so it carries Carleton Prime's five-year warranty.
